You will probably need planning permission if you want to build new or alter something to your property such as building an extension. change the use of your building, build a loft conversion or convert the garage for habitable use. Some alterations are allowed as Permitted Development under the Planning Policy. We will work with you to determine if your proposed development falls within the ‘permitted development criteria’. If not, we will apply for planning permission on your behalf.

The duration for planning permission varies depending on the complexity of the scheme as well as the occupancy level of the local council planning office. For standard planning application, it normally takes 6-8 weeks to attain approval from the council. However, for more complex projects it can take between 12-14 weeks.

Once you have commissioned the project to LENIO Consultants, our first step is to carry out detailed measurements of the property and produce drawings and documents for the planning application. For projects such as rear extension, loft conversion, side extension, garage conversion and other smaller schemes, LENIO will take around 2-3 weeks to submit the application. 

If you do require planning permission but you proceed without it, you will have committed a planning breach. In the event of a planning breach, you will need to submit a retrospective application to the local council. LENIO can help you with producing a retrospective planning application.

A party wall agreement is needed if you plan on carrying out any building work near or on a party wall. A party wall is a shared wall, usually between a terrace or semi-detached house, and divides the homes of two separate owners. Our team can advise whether your development requires notification to your neighbours under the Party Wall Act 1996.

Yes, LENIO Consultants have an in-house team of structural engineers and architects who produce structural design calculations and building regulation-compliant drawings for Building Control. These can also be issued to your builder to get a detailed quote.

You can make unlimited changes as long as they are minor and do not change the scope of your project. We generally produce two iterations of drawings before our clients are ready to submit.
